Terms of Service
Effective date: July 30, 2026
These terms govern your use of Wolf33 (“Wolf33”, “we”, “us”), a property-maintenance work-order platform, including its staff dashboard, tenant portal, vendor portal, voice assistant, and related services (together, the “Service”). By using the Service, you agree to these terms.
The Service
Wolf33 lets property-management organizations receive maintenance requests (including by phone through an AI voice assistant), create and track work orders, dispatch vendors, and communicate with residents and staff by SMS and email. If you use the Service as a resident or vendor, your relationship for the underlying maintenance work remains with the property-management organization and its vendors — Wolf33 provides the software, not the maintenance services themselves.
Accounts
You are responsible for your account credentials and for activity under your account. Provide accurate information, keep your contact details current, and tell us promptly about any unauthorized use. Organizations are responsible for the access they grant to their staff, residents, and vendors.
Acceptable use
- Do not use the Service in violation of any law or regulation.
- Do not attempt to access records that are not yours, probe or disrupt the Service, or misuse another person's phone number or identity.
- Do not upload content you do not have the right to share, or content that is malicious or unlawful.
- Do not file false or abusive maintenance requests.
Phone calls and text messages
Calls to Wolf33-powered phone lines are answered by an automated voice assistant and may be recorded and transcribed to file and track work orders. Text messaging is governed by our SMS Terms; reply STOP to any message to opt out and HELP for assistance. Message and data rates may apply.
Customer content
Work orders, photos, documents, and other content submitted to the Service belong to you or the organization on whose behalf they were submitted. You grant us the rights needed to host, process, and display that content to the people the Service is designed to show it to — for example, an organization's staff, an assigned vendor, or the resident who filed the request. Our handling of personal information is described in the Privacy Policy.
Availability and changes
We work to keep the Service available and accurate, but it is provided “as is” and “as available”, without warranties of any kind, express or implied. We may change, suspend, or discontinue features with reasonable notice where practicable. Message delivery, call quality, and geocoding depend in part on third-party carriers and providers outside our control.
Limitation of liability
To the maximum extent permitted by law, Wolf33 will not be liable for indirect, incidental, special, consequential, or punitive damages, or for loss of profits, data, or goodwill, arising out of or related to the Service. Our total liability for any claim will not exceed the amounts paid to Wolf33 for the Service in the twelve months before the claim arose, or one hundred US dollars if no amounts were paid.
Termination
You may stop using the Service at any time. We may suspend or terminate access for violation of these terms or to protect the Service and its users. Provisions that by their nature should survive termination — including ownership, disclaimers, and limitations of liability — survive.
Changes to these terms
We may update these terms from time to time. Material changes will be posted on this page with an updated effective date; continued use of the Service after changes take effect constitutes acceptance.
